What to know before you start
You can coordinate a Phoenix-area estate cleanout while living in another state. Double D Estates can discuss a video walkthrough, written instructions and progress photos. The important decisions are who approves the work, how the crew gets access and which belongings must stay.
Start with a complete view of the property
Send room photos along with the city, the spaces to clear and your deadline. Include the garage, closets, sheds and any separate storage unit. Show stairs, narrow hallways and large furniture. If you have only a few photos, start there and discuss what else Diane needs to see.
A video walkthrough helps explain the job, but the final scope may need an on-site review. Confirm the estimate and work dates before booking flights around the cleanout.
Make the keep instructions easy to follow
Use a short list with photos of items that should stay. Identify a room or other agreed place for packed keepsakes. Be specific about whether furniture is staying in the house, going to family or waiting for a mover.
Do not treat packing and transportation as the same task. Discuss the destination, who will collect items and what handling is included. Double D's Scottsdale apartment project includes an owner-sourced example of boxes delivered to movers. Any similar arrangement needs its own agreed scope.
Agree on access and 1 decision maker
Tell Diane how keys or access will be arranged and whether an agent or local family member can meet the crew. For condos and gated communities, check parking, work hours and elevator rules before the scheduled day.
Name the person who can approve changes and the best way to reach them. If you will be in another time zone, agree on a communication window. Resolve disagreements about ownership or removal instructions before the job starts.
Review the work without guessing
Ask which rooms will be photographed and when you will receive updates. Use the original scope to review completion, including closets and storage areas. Confirm where saved items have been placed and how keys will be returned.
If an agent will receive the property, agree on what they need to see and what condition is included. Sweeping, detailed cleaning and repairs are different tasks. The home-sale preparation guide helps plan that handover.
