Why this page exists

Most of this work comes from someone else's client.

Almost nobody wakes up and decides to hire a cleanout company. They get told to, by an attorney settling an estate, an agent who cannot list the house, or a manager who has a unit full of somebody else's furniture.

If that is you, this is what working with us looks like. We do not take over your relationship, we do not sell your client anything else, and we do not disappear halfway through.

    Vacation rental owners and property managers

    A local person for guest turnovers, restocking, deliveries, vendor access and photo updates. You handle the bookings and guest relationship. Diane handles the agreed work at the home. Explore home and rental care.

    Estate and probate attorneys

    You meet the family the week it happens, and the house is usually the part nobody has thought about yet. We can walk the property, give the personal representative a written number, and document what left and where it went.

    Realtors and listing agents

    A house full of 40 years of belongings does not photograph and does not show. We clear it, sweep it and hand it back listing ready, usually inside a week, so the listing date does not move.

    Professional fiduciaries and trustees

    Documented, itemized and photographed. You get a record of what was kept, donated, sold and hauled, which is the part that matters when you have to account for it later.

    Senior move managers and downsizing specialists

    You handle the move and the decisions. We handle the volume that is not going with them, on your schedule, without getting in the way of your client relationship.

    Tenant leaves, unit is full, and it has to be rentable. Full cleanout, debris removal and a photographed handover. Recurring work welcome.

    After the sale closes, we can help clear the remaining furniture and household contents. Tell us the schedule and what needs to stay.

    Lien units and abandoned contents cleared so the unit can be rented again. Predictable, repeatable, and we can work a list.

    When a family needs a name they can trust on the worst week of their year, we will take the call and we will be gentle about it.

The part that protects you

Everything is documented.

When you refer a cleanout, the risk you are carrying is that something goes missing and your client blames you for the recommendation. So the record is the product as much as the empty house is.

Rooms are photographed before work starts. Anything that looks like a document, a keepsake or something with real value is set aside and returned rather than sorted out. What was donated, recycled and hauled is reported back. If a decision needs making mid job, the call comes before the item moves, not after.

Working together

What do you need from me to get started?

The address, who is authorizing the work, and who needs the photographs. That is it. We can price from photos or walk it in person, usually same day or next day.

Do you pay referral fees?

Ask Diane directly at (480) 304-0550. What we will always do is make you look good to your client, show up when we said, and never put you in the position of having to chase us.

Can you work with an out of state family?

Regularly. We walk the property on video, agree what is being kept, and send photographs as the work goes so nobody has to fly in to supervise a cleanout.

How much notice do you need?

Less than most people expect. We are out 7 days a week from 7am to 9pm. If you have a closing date or a court date driving the schedule, say so and we will work to it.
