Home/Cleanout Pricing
Estate cleanout costs in Phoenix and the Valley.
The price depends on the contents, sorting, access and disposal. Send Diane photos and the property city for a free estimate, or arrange a walkthrough for a larger job.
Tell Diane what the job involves.
Choose the space, how full it is and the access. Your answers go into the estimate request, so you do not have to type them again. Diane provides the price after reviewing the job.
What needs to be cleared?
How full is it?
How is the access?
You can request an estimate even if you are unsure. Photos or a walkthrough help Diane understand the work and give you a price.
What affects your cleanout quote.
- 01
Volume
How much actually leaves the property, measured in truck and trailer space. This is the single biggest factor and it is why photographs help so much.
- 02
Labor and time
How many people, for how long. A packed garage can take longer than a sparse 3 bedroom house.
- 03
Access
Stairs, long carries, narrow gates, gated communities and where the truck can physically park. Distance from the pile to the trailer is real money.
- 04
Sorting
A straight haul is fast. Opening every box to recover documents, photographs and valuables before anything leaves is slower, more careful work, and on an estate it is worth it.
- 05
Disposal and special items
Dump and recycling fees are built into the quote. Flag tires, appliances and heavy items before pricing. Hazardous materials are excluded and need separate handling.
Confirm what your quote includes.
- All labor and the crew, however many people the job needs
- The truck, the trailer and the loading
- Dump fees and recycling fees, built into the quote
- Donation runs for anything usable
- Sweeping up behind us
- The estimate itself, always free, with no charge for the visit
If we find something during the job that genuinely changes the scope, you get a call before we keep going, not a bigger invoice at the end.
Identify items that must stay before work begins. Confirm any packing, careful sorting or additional cleaning in the written scope. See the estate cleanout service for how belongings are handled, and use the preparation checklist to plan access, keepsakes and the handover.
Cleanout pricing and timing questions
How much does an estate cleanout cost in Phoenix?
Double D quotes each property after reviewing the volume, sorting, access and disposal needs. A mostly empty apartment needs different work from a packed house or a property with stairs. No fixed dollar range is published. Text photos and the property city to (480) 304-0550 or request a free walkthrough for an estimate.
How long does a whole-house cleanout take?
Volume, access, packing and the amount of sorting affect the schedule. Share any move, closing or travel deadline when you request the estimate. Diane confirms the work and timing after reviewing the property. An estimate appointment is separate from a confirmed cleanout date.
Can I arrange the estimate from another state?
Yes. Send photos, the property city and the spaces that need clearing. Agree on a contact person, access and the items that must stay. A video walkthrough and photo updates can help you review the property remotely. Our estate cleanout checklist covers preparation.
Can donated or saleable items reduce the cost?
Discuss those items with Diane before agreeing on the quote. Condition and recipient requirements affect donation options. Do not assume a donation or possible resale value will offset the cleanout price. Confirm any separate sale or donation arrangements before removal.
Can you price it over the phone?
Often, yes. Text photos of the room or the pile to (480) 304-0550 and we can usually give you a number from that. Bigger jobs get a free walkthrough, same day or next day.
Is disposal included in the price?
Yes. The quote covers the labor, the truck, the loading and the dump and recycling fees. You are not billed separately for the landfill afterwards.
What makes a job cost more than people expect?
Stairs, long carries, tight or gated access, and heavy items like safes, pianos, hot tubs and treadmills. Sorting adds time too. If you need every box opened and checked for documents before anything leaves, that is a slower and more careful job than a straight haul, and it is worth paying for on an estate.
What will you not take?
Paint, solvents, pesticides, motor oil, propane tanks, car batteries, medical waste and anything containing asbestos. Those need a household hazardous waste facility, and we will tell you where to take them. Tires and some appliances carry an extra disposal fee, which we will name up front rather than adding later.
Send photos. Get a number.
Text the job to (480) 304-0550 and most small and mid size jobs can be priced without a visit. Bigger jobs get a free walkthrough, usually same day or next day.
