What to know before you start
Before selling a home, agree with the agent on what should stay, which spaces must be cleared and the condition needed for photos or showings. Double D Estates can discuss estate cleanout, packing, hauling and cleaning. Repairs, staging and transaction work need their own arrangements.
Ask the agent what needs to be ready
An empty house and a house prepared for listing photos are different goals. Ask whether any furniture should stay, which rooms need clearing and whether the garage or yard will appear in photos. Confirm the target date and who receives the finished property.
Share those instructions with Diane during the walkthrough. A closing date matters, but so do earlier dates for photographs, inspections and other scheduled services.
Protect items that belong with the property
Identify keys, remotes, manuals and any belongings that need to remain. Ask the owner or agent about furniture, appliances or other pieces before adding them to a removal list. Label keep items and make the written instructions easy for the crew to follow.
Family paperwork and keepsakes should have a separate place. Do not let an approaching photo appointment turn an unresolved belongings decision into a rushed disposal decision.
Define the finish in the estimate
List the rooms and storage areas included. Clarify whether the job ends after hauling and sweeping or includes additional cleaning. Discuss packing, donation runs and unusually difficult access before confirming the estimate.
Removal does not include an assumed repair, painting or renovation package. Double D is not a licensed contractor. Work requiring a contractor license or permit needs a licensed contractor. Confirm any additional service on its own scope and schedule.
Leave time to check the handover
Review the cleared spaces against the scope before the next appointment. If the family is away, agree on photos and a local access contact. Check that saved items and keys are where they should be.
Double D coordinates with real estate agents and out-of-state families. See information for agents and other referral partners, or use our remote coordination guide. A cleanout prepares the physical space and does not promise a sale price or faster transaction.
An example from Diane's cleanout work
For a family clearing a mother's house, Double D's work included an estate sale, removing the furniture left afterward and cleaning the home. These photos show a bedroom before the work and after its furniture was removed.

Double D Estates is led by Diane Darnell and serves Phoenix and communities across the Valley.
